You can check your applicant's credit before you commit, or take the guess work out of deciding whether to rent or not rent with our new Pre-Qualification Service where we check the credit for you.  You can still collect an application fee from your tenant to pay for this service.  Collecting this fee is a common practice and it is a very small cost to your tenant compared to a deposit.  The background check won’t cost you a dime and you can sleep at night.  In cases of fair housing violations, you will have evidence to hold up in court.  You will have your deposit, and you will get a good tenant as well.

Landlords Join Forces to Collect Rent on Time with Monthly Credit Reporting and Rent Monitoring

Monthly reporting is the preferred way to induce monthly payments. Why? Constant surveillance. During a typical year your tenant may apply for credit 3 times. Waiting until the end of the lease to report allows too much leeway. All major creditors, banks, retailers and over 1,392,000 businesses nationwide report monthly. Many of these Fortune 500 companies make billions annually, yet they will report a $5 debt as fast as a $500 car payment. When money gets tight, your tenant will pay the creditors that report on a monthly basis first. Your rent is the highest monthly payment your tenant has. So, report monthly and get first in line to get paid.

 

 

 

   
   
 

How to Obtain the Decision Only Pre-Qualification Service

To obtain a fast pre-qualification decision on your prospective tenant you will need to fill out our Subscriber Agreement and send it to us by fax, or online. Please read this document carefully for all requirements and send us all supporting documents, or you may request that we look up your phone number and property data (for a $5.00) fee. Please fax a copy of your driver's license to 1-800-352-4588.

You may bypass the on-site physical inspection if you choose the Decision only Pre-Qualification Service. Please fax us a copy of your rental application filled out by your prospective tenant to 1-800-352-4588. Please make sure the application includes the name, present address -including city, state and zip, phone number and the social security number of the prospective tenant. We will fax a Pass or Fail decision back to you at the number you specify on your fax cover sheet. This decision is based on common mortgage industry standards; however, we cannot give you any information about the credit report with this product. We will rate your tenant on a scale of 1 to 5, with 1 being the lowest and 5 the highest. We have been in the tenant-screening business for 12 years and can help you choose the right tenant who will pay you on time.

If you would like to receive full credit reports, you may sign up to pull them online (for members only), or by fax, simply by fullfiling all of the terms of the Subscriber Agreement and signing up for an annual on-site inspection (this is required for you to be in compliance with the credit bureaus and federal laws). The cost is $49.50 ($95.00 for Nevada) for an onsite inspection. Please fill out your Subscriber Agreement online, or fax it to us at 1-800-352-4588, along with your required documents.

If you are a member of the association you may set up an account to pull your credit, criminal and eviction reports online for 24 hour access, 7 days a week. To set up an account to pull reports online please fax us a copy of your drivers license, fill out a copy of the Subscriber Agreement form and choose the option to pull reports online. Fax these documents to us along with proof of ownership of at least one rental property (Please see exact requirements for proof listed on our Subscriber Agreement). You may choose to have us verify your rental property and/or phone number, in lieu of sending in this document, for a $5.00 fee.
