Check Your Applicant Before You Commit!

You can check your applicant's credit before you commit with our comprehensive credit reports, or take the guess work out of deciding whether to 'rent or not rent' with our Pre-Qualification Service.  You can also collect an application fee from your tenant to pay for this service.  Collecting this fee is a common practice and it is a very small cost to your tenant compared to a deposit.  The background check won’t cost you a dime and you can sleep at night.  In cases of fair housing violations, you will have evidence to hold up in court.  You will have your deposit, and you will get a good tenant as well. 

Our Comprehensive Credit Reports include a Risk Score and (and a free Social Security Search to verify the tenant is using the correct social security number....not trying to hide his/her credit with someone else's social security number). We confirm each social security number with the Social Security Administration. You can also use the same Risk Score lenders use to determine if your tenant is likely to pay their rent on time each month.

Landlords Join Forces to Collect Rent on Time with Monthly Credit Reporting and Rent Monitoring

Monthly reporting is the preferred way to induce monthly payments. Why? Constant surveillance. During a typical year your tenant may apply for credit 3 times. Waiting until the end of the lease to report allows too much leeway. All major creditors, banks, retailers and over 1,392,000 businesses nationwide report monthly. Many of these Fortune 500 companies make billions annually, yet they will report a $5 debt as fast as a $500 car payment. When money gets tight, your tenant will pay the creditors that report on a monthly basis first. Your rent is the highest monthly payment your tenant has. How to Obtain Credit Reports, Eviction Reports, Criminal Reports, and Background Checks

To obtain full credit reports online instantly, or by fax, you must be in compliance with the federal laws that govern the receipt of a credit reports (see our Subscriber Agreement for complete list of requirements). Alternatively, you may use our Pre-Qualification Service to screen tenants quickly (you still must sign a Subscriber Agreement and send in your required documents, but you can by-pass the on-site inspections).

Once we have approved your application you may pull credit reports 24 hours a day, 7 days a week, and receive them within in seconds on your own computer (members only-see membership for details), or you may fax your rental application, signed by the prospective tenant authorizing a credit report, to 1-800-352-4588. Please make sure that the application includes the name, present address -including city, state and zip, phone number and the social security number of the prospective tenant. You may use our free rental application, or you may use your own application that authorizes a credit report. Please indicate which type of services you are requesting on your cover sheet. Please give us your full home address (we may only accept P.O. box numbers for credit card billing purposes).

If you are using us for the first time you must meet the federal guidelines outlined on our Subscriber Agreement and you must fax us a copy of your driver's license, credit card number and the 3 digit card number (CV on the back of the card-for billing and identification purposes), a signed copy of the Subscriber Agreement (you may fill out your Subscriber Agreement online or print it and fax it to us at 1-800-352-4588), along with the specific requirements listed on our Subscriber Agreement), a return phone and fax number. First time users are required by the credit bureau to have an on-site inspection. The cost of this inspection is $49.50 and can be ordered by calling 1-800-352-3395, or by emailing a request to landlord@nail-usa.com. Please note, Nevada has a special charge for on-site inspections for $95.00 (all other states are $49.50).

The National Association of Independent Landlords is required by the credit bureau to verify your phone number is listed in the Whitepages, or request a copy of your phone bill with your name and phone number printed on it. If you are not listed, please include a copy of this with your request.

If you are a first time user, and a non-member, a $5 verification charge will apply the first time you use us.
